We collaborate with many Support Providers to develop housing solutions for individuals with health and social care requirements. This ranges from larger apartment schemes, Shared housing, Shared Ownership, terraced houses, bespoke bungalows, to single flat units and adaptations.
We have available funding to develop and deliver new properties when opportunities arise. This could be in response to demand requirements from a Local Authority, tendering exercises or the need for an individual bespoke solution for an existing service user. We provide tailored renovations through referral processes and maintenance contracts.
In every circumstance we take a bespoke approach to each development for every Tenant’s needs. By working with providers and Tenants we ensure this person-centric approach.
Support Providers can enter into a Management Agreement with the Housing Provider, which outlines each parties’ roles and responsibilities with regard to a proposed property.
To ensure we can offer the best value approach, we work within Housing Benefit parameters in relation to ‘exempt accommodation rent’ levels. We are not a Registered Provider ourselves, but we do work in partnership directly with Registered Provider’s at a national and local level, in order to deliver a consistent through-put of properties into the Social Housing market.
We also work directly with providers to purchase existing housing stock, in the form of sales, lease back, or purchases – with a range of solutions in this area to provide further future proofing and refurbishment opportunities, for properties that may otherwise seem like lost opportunities. We are also experienced in the de-registration of residential homes and placing them back into supported living environments where the need arises.
